County Breakdown Time for a monthly synopsis of the local real estate market. While it is important to look at the month as a whole, it's key to keep perspective on a smaller scale as well. At the end of this month’s update I have included a closer look, a comparison week by week.
Last month’s numbers are in and the median home sale price (single family residential detached) for all of Santa Cruz County per the MLS ( multiple listing service) for June was $905,000, up from June . The Condo/Townhome median sale price was $632,500, up slightly from June . Homes on average were selling for 98.9% of the listed price(compared to 97.8% of the “original listed price”) and the median days to receive an accepted offer for the county was 5 days ( keep in mind though, days on market for listings were halted by the multiple listing service – which has since been lifted ). The real estate inventory was 1.5 months for the county, which is very low.

SANTA CRUZ — As COVID-19 cases continue to reach record levels, Santa Cruz County’s health officer is warning that area hospitals may near capacity by the end of July. The county could also soon find itself on Gov. Gavin Newsom’s “watchlist,” facing mandated reopening rollbacks such as the closure of bars and indoor dining.
Active known COVID-19 cases in Santa Cruz County reached an all-time high of 216 as of Tuesday, about four times the level seen in early June. The total case count reached 501 including 282 recoveries and three deaths.
A day earlier, 37 new confirmed cases broke the county’s single-day record set the prior week — though Mondays typically see higher than average case totals due to reporting delays from the weekend.

What is “months of inventory?” This number reflects how fast listings are being absorbed by the market. The number represents how many months it would take for all of the homes for sale to be sold if no homes were added to the market, based on the rate that homes are selling. The lower the number, the lower the inventory.
